What is the Passivhaus Standard?

Passivhaus effectively addresses the significant disparity between anticipated and actual building performance. It facilitates the enhancement of designs throughout the planning phase and provides precise forecasts for future costs and payback periods associated with various components. By prioritizing a fabric-first strategy, this standard promotes a direct decrease in energy consumption through thoughtful design, rather than depending on supplementary features to achieve performance goals. This approach not only enhances the feasibility of projects but also reduces their environmental impact.

Passivhaus buildings are constructed with exceptional precision, adhering to the stringent design and construction standards established by the Passivhaus Institute in Germany. This process includes a thorough quality assurance system that ensures each building meets high performance criteria. As a result, these structures can achieve a remarkable 75% reduction in space heating needs compared to conventional new builds in the UK.

Significant reductions in energy usage are primarily achieved through a fabric-first design approach, which emphasises the importance of a well-insulated thermal envelope that boasts high levels of airtightness, along with the implementation of whole-house mechanical ventilation systems.

Constructing homes to Passivhaus Standards using a "fabric first" approach results in exceptionally energy-efficient buildings that significantly surpass current Building Regulations. By integrating additional renewable energy sources, we further enhance the sustainability of our custom new builds, pushing the limits of zero carbon living and minimizing their overall carbon footprint.

We have experience working with local building control authorities and independent building inspectors. Our expert team check your building regulation drawings in London to ensure they comply with current UK building regulations.

Once the drawings have been approved by the local authority building control inspector or the approved independent building control inspector the project can start. Throughout the project, the Building Inspector will visit the construction site at crucial stages of the build to ensure that the building work carried out is to a sufficient standard of safety and is compliant with current building regulations.

After the construction of the project is complete, the building inspector will carry out a final completion visit of the site with a view to issuing a final completion certificate that proves all work completed complies to the UK building regulations.

The building inspector has the power to refuse the completion certificate if the building work does not comply with UK building regulations, so it is vital that your building contractors carry out the building works in accordance with building regulation drawings produced by Excela Architecture London.
